Congratulations on being approved for your new home! There are a lot of steps to getting moved in, so we've compiled a list of frequently asked questions to make the process as smooth as possible.
When you've been approved and your property manager draws up a lease, you'll receive an email from donotreply@appfolio.com (whitelist this email address just in case). The subject line will read something like "Complete your move-in tasks." Click the blue Access Your Account button in the email to open the onboarding app and get started on your move-in flow. You'll be able to sign your lease, pay your deposit, and go through the process of providing us with your utility account information. When you're done, you'll see a link to Go Home, which will take you to your Tenant Portal.
In the Resident Onboarding app, the first tab is for Signing your lease. Please read your lease carefully and sign it electronically to move on to the next step: Review Move In Charges.
Your security deposit is due upon signing the lease, so if you look on the Review Move-In Charges tab you'll see that your balance reflects the security deposit balance. Pay it as soon as you can. After your property manager has countersigned your lease, your remaining move-in costs will appear. These must be paid before you can move in! They can be paid online, or if you prefer, you can bring a check or money order to your move in and give it to your your property manager.
The Resident Onboarding app mentioned above has a Confirm Utilities tab that will list the services you need to establish in your name and allow you to confirm you've done that by either typing in an account number or uploading a photo of your signup form. (See more about utilities below).
Your tenant portal is your access point for multiple services. You can download a copy of your lease, make a rent payment, request a maintenance or a moveout date and much more. You should already have registered as part of your lease signing process, but if you haven't yet, be sure to get signed up as soon as possible.

Generally, you're responsible for paying most utilities, so you'll need to have these services established in your name before you can move in. Typically, the owner will pay for wastewater (sewer) services and HOA fees if any. That leaves electricity, water, gas (if applicable) services for you. Trash pickup services are not required, but strongly recommended, since you'll be required to prevent any accumulation of trash on the property (yes, even if it's bagged).
The Resident Onboarding app will only list the services you're required to pay for, but if you think it's not correct, let us know as soon as possible! You can also confirm your responsibilities in Section 2.1 of your lease, which lists every possible service and whether the tenant (you) or the owner is responsible for paying for them.
The easiest way to get your APS electricity account set up is to do it online at aps.com. For your water and gas accounts, you'll usually want to go to their office and submit your application in person. The Town of Payson Water Department is at 303 N Beeline Hwy (actually it's on Malibu Dr just a little east of the Beeline). Alliant Gas is at 200 E Longhorn, just a little west of the Beeline.
In short, no. If your lease says you're responsible for cable/internet services, that just means the owner won't pay for it, so if you want those services it'll be on your dime.
