Requesting a Moveout

Your lease has a specific end date, so you'll generally need to stay on until the end of the lease. If your lease end date is coming up and you don't want to renew it, you must let us know as soon as possible, and no less than 30 days prior to expiration. If your lease term still has quite a bit of time remaining on it, moving out earlier than that (also known as "breaking a lease" is generally forbidden under the terms of the lease. If you absolutely have to move anyway, contact your property manager as soon as you possibly can.

In most cases, you can extend your lease when it comes up for renewal, and we usually presume that's what you want to do unless you let us know differently. If you do not intend to renew your lease, you are required to let us know no later than 30 days prior to the end of your lease. You can call or text us, send an email, or (much better) enter a Notice to Vacate through the Tenant Portal.

After you've logged in to your Tenant Portal, just click Contact Us from the menu and then Request Notice to Vacate. Enter your desired moveout date and your forwarding address there if you know it. You can also make the election to have your deposit refunded electronically (strongly recommended). Otherwise we have to print a check and mail it to you, which is obviously slower and more error prone. If anything changes, you can update it right there in the Tenant Portal, or at least contact your property manager as soon as possible.

Yes, it is different, since typically your lease will continue in full force afterward. The key is that you must notify us. It's a violation of your lease for one or more financially responsible parties to vacate without notice under an existing lease.


Preparing to Move Out

Just continue as per usual until you get closer to moving out. That means you'll still need to pay your rent if your due date (usually the 1st) comes before your moveout date. Obviously you'll want to leave the place at least as clean as it was when you moved in. You don't need to hire professional cleaners, but you will have to have the carpets professionally steam cleaned, per the terms of your lease.

Yes, we collected a security deposit before you moved in, but we don't collect your last month's rent in advance. Therefore, your last month's rent will be due as usual.

In a word, no. The security deposit is not supposed to be used for recurring charges such as rent. Your last month's rent must be paid as usual. If you are moving out in the middle of the month, you still need to pay the full month's rent and we'll refund the prorated amount of unused rent back to you along with your security deposit.

When you move out you'll need to be prepared to turn over all of the keys to your property manager (or drop them off in one of our dropboxes). Until you've turned over your keys, you technically haven't moved out.

For general household cleaning, you are welcome to do it yourself as long as you leave the home "as clean as or cleaner than" when you moved in. For carpet cleaning (if any), you must have professional steam cleaning performed and present us with a receipt for that service.


Deposits and Accounts

Refunding your security deposit is part and parcel of the moveout process. In most cases, you'll receive your deposit promptly after we've performed a moveout inspection and found no issues.

Generally you can contact utility and trash service providers and let them know you're moving out and need to cancel service on your moveout date. The exception to this is your water service, which must be left on for an additional week. Important: If you're breaking your lease (moving out before your lease has run), you must leave your utilities on until the next tenant establishes accounts in their name.


Move Out Inspection

You're entitled to a "Moveout Walkthrough" with your property manager. The purpose of this is to identify issues that might jeopardize your deposit before you've turned over your keys and can't do anything about it. If you'd like to schedule a move-out walkthrough, contact your property manager and request the appointment on or before your actual moveout date.

The moveout inspection is a lengthy process we perform after you have fully vacated the premises. We take notes and extensive photos to document the condition of the property. This inspection will then be compared to your move-in inspection in order to determine if you are liable for any expenses.
